Hypermarket Globus Kotelniki

Multifunctional trade and production complex, Moscow region, Kotelniki, BREEAM Very Good (Post construction) rating - new project certified for the international Globus retail chain.
Spectrum Group was the designer of the complex. Designing began in December 2016, opening of the hypermarket took place in December 2017. The hypermarket was certified by BREEAM International 2016 New Construction and received a Very Good certificate. Certification according to international environmental standards was carried out by expert Ksenia Agapova.

HIPERGLOBUS LLC regularly updates its project concepts, and every solution that was not effective at the previous hypermarket is optimized at the new site. The same approach has been applied for the hypermarket Globus Kotelniki. As a result, Globus Odintsovo has received BREEAM Good rating (this object was the first to be certified in Russia), and Globus Kotelniki - BREEAM Very Good rating. In the course of the facility operation it is possible to apply the BREEAM In-Use system and get the Excellent rating. And the owner has no intention to stop in constant improvement of processes. It concerns not only certification of objects, but also all construction and production processes.

The design was based on mathematical energy modeling. The energy consumption of the building was analyzed relative to ASHRAE's basic parameters. ASHRAE parameters were used because Russia does not yet have a national methodology to determine a comprehensive energy efficiency index that takes into account all energy consumers, including electrical loads.
Energy Consumption

As a result of the energy modeling, it is possible to reduce energy consumption compared to the baseline set by ASHRAE 90.1-2010. The project included measures that reduce energy consumption regardless of the building users' actions. The main energy saving factor was the increased heat transfer resistance of the enclosing structures. This has reduced the energy consumption of the building by 16-17 % of its basic level. Energy-efficient indoor and outdoor lighting is based on LED sources. This measure allowed reducing the total energy consumption of the building by another 8-9 %.

Heat supply of the hypermarket is provided from its own separate gas boiler house (with reserve fuel supply). To connect the heating, ventilation and hot water supply systems to the heating networks, the project provides for a control unit in the building.
The building has many innovative and rational energy saving technologies. The hot water is prepared in the technical room. Preheating - with the help of a heat exchanger due to year-round heat recovery from technological refrigeration machines. Heating of hot water to the temperature of 65°C is carried out through a plate heat exchanger with full reservation of the heat carrier from the building heating system.

An additional measure to reduce power consumption is the automatic switching off of light where it is not needed, based on photocells or presence motion sensors (especially during daytime). The building also makes extensive use of lighting control by means of a programmable timer from the control room - for example, after the hypermarket closes, the level of outdoor lighting in parking lots is reduced to minimum safety standards. In addition, during the design process, the expert provided recommendations for energy-efficient solutions for refrigeration and kitchen equipment, which is the most modern and economical.
