Globus Kommunarka Hypermarket - BREEAM Excellent

Multifunctional commercial and industrial complex of the Globus international retailer, Moscow region, the village of Kommunarka.
Continuing to comply with the corporate standard of BREEAM certification of all facilities, Hyperglobus has received a high level certificate Excellent for the Globus Kommunarka hypermarket. This rating is currently the highest among the company's certified facilities in Russia. The owner has no intention of stopping to constantly improve processes. This applies not only to the certification of facilities, but also to all construction and production processes.

Martin Hubmann, Director of Spatial Planning and Construction at the Globus chain of hypermarkets: "For Globus, responsible construction is not a fashionable trend, but part of the corporate sustainability program "Living Consciously". Compliance with the BREEAM standard helps to reduce our impact on the environment, ensures significant savings in resources, and guarantees the long-term efficiency of the building's operation. Specifically, the facility uses LED lighting that significantly reduces energy costs, aerators for water purification, and carbon dioxide refrigeration systems. In addition, Globus sorts waste at all stages of production, and will also accept used light bulbs and batteries from the public for recycling."

The hypermarket with a total area of almost 22 thousand square meters has its own restaurant Globus, as well as associated retail and service facilities - convenience store, dry cleaning, pharmacy and optician, pet products, communication center, etc. There are 1,143 parking spaces, including 114 spaces for people with disabilities.

The new object fully meets the current trend to create relatively small but multifunctional shopping complexes with a variety of service infrastructure. Meanwhile, it is important for the hypermarket to have not only pedestrian but also active vehicular traffic. Here it is provided by Alexandra Monakhova Street, which connects Kommunarka with Butovo and Kaluga highway.
The emphasis on "green" construction and operation technologies is extremely important in the new territories of Moscow, which are characterized by the most favorable environmental conditions. In addition, the project created 620 new jobs.

The design was based on mathematical energy modeling. The energy consumption of the building was analyzed relative to the ASHRAE basic parameters. ASHRAE parameters were used for the reason that Russia does not currently have a national methodology for determining a comprehensive energy efficiency index that would take into account all energy consumers, including electrical loads.

Energy consumption
As a result of energy modeling it was possible to reduce energy consumption compared to the baseline set by ASHRAE Standard 90.1-2010. The design included measures that reduced energy consumption regardless of the actions of the building users. The main energy saving factor was the increased heat transfer resistance of the building envelope. It allowed to reduce the energy consumption of the building by 16-17% from the base level. The energy-efficient interior and exterior lighting is based on LED sources. This measure allowed to reduce the overall energy consumption of the building by 8-9 percent.
An additional measure that reduces energy consumption is the automatic switching off of lights where they are not used, based on photocells or motion-presence sensors (especially during the day). The building also makes extensive use of programmable timer lighting control from the control room - for example, after the hypermarket closes, the level of exterior lighting in the parking lots is reduced to the minimum by safety standards. In addition, during the design process, an expert provided recommendations for energy-efficient solutions in terms of refrigeration and kitchen equipment, which are the most modern and cost-effective.
