More than a third of the world's companies plan to increase the share of "green" offices

About 37% of companies around the world are planning to increase the share of "green" offices in their real estate portfolio, according to a study by the international consulting firm Knight Frank
"According to the data obtained, among 400 international companies, only 13% of them have more than 50% of "green" assets in their office real estate portfolio. At the same time, 37% of the survey participants plan to increase the share of environmentally certified space", - says Knight Frank.
Analysts noted that 40% of respondents plan to achieve zero carbon emissions, 77% of them expect to do so by 2030. Another 13% of respondents noted that 25-50% of their office space is environmentally certified.

Nearly 20% of respondents believe that sustainability goals will be a key factor in determining their investment strategy and real estate portfolio over the next three years. More than 60% of companies indicated that green real estate will enable them to achieve their sustainability goals in some way, including zero carbon.

At the same time, 37% of survey participants plan to increase the amount of environmentally certified office space rented, another 32% of respondents have not made a decision at this time.

According to Knight Frank, in May 2021 the number of buildings in Russia certified according to green standards BREEAM, LEED and DGNB LEED increased to 211 properties. Most of them were assessed under the BREEAM scheme (over 70% of 'green' buildings), because this environmental certification standard was the first to appear in the country, and it already has a large network of independent auditors offering services in Russia.

Experts point out that in the Russian market, the majority of buildings with any ecological certificate is in the office segment - 46% of the total number. In second place is retail real estate - 23%. In third place in Russia are warehouse and industrial buildings - 15%.

A similar structure is observed in Moscow, where offices are in the absolute lead with the share of 74%. At the same time all office buildings with one of the studied certificates are located mostly in Moscow (75 objects) or Saint-Petersburg (21 objects) and only one object is regional - BC Urban in Kazan.
"Given the global trend of increasing attention to sustainable development, in particular to "green" construction, the number of certified buildings in the Russian market is expected to increase in the future, as for tenants the presence of environmental certification will be another important criterion in favor of choosing the object", - said Maria Zimina, director of Knight Frank office real estate department.
