Greendale Business Center - BREEAM Outstanding

As a result of Greendale business center project certification, where O1 Properties is the investor, the project received 88,5% and BREEAM Outstanding rating at the design stage - this rating is the highest in Russia and CIS today.

The project of the business center provides for the use of the latest environmental standards. In particular, there will be a functioning "green roof", rainwater will be collected and used for irrigation, and the glazing will include energy-efficient glass with increased transparency. A special zone is proposed for refueling electric cars, and the exterior and interior lighting can be controlled in automated mode.

Acoustic, hydrological and geobotanical studies were carried out during the design phase of the facility, which resulted in optimizing the cost characteristics of the project and minimizing the impact of the systems on the environment.

Great attention was also paid to the comfort of the users of the interior space. When designing the layout and interiors, acoustic, thermal and visual parameters were taken into account. The aspect of indoor air quality was studied separately.
According to the CEO of O1 Properties, the implementation of such standards increases the estimate by 10-15%, but later will save up to 30% on operating costs. In addition, a BREEAM certificate is an important advantage for foreign companies that lease space in a business center.

Managing partner of Spectrum Group Vladimir Ivanov noted the complexity of the work on this project. However, the result of non-standard approach and implementation of unique technologies was high environmental performance of the object, which allowed to get a deserved 88.5% for certification.
