BREEAM In-Use

To solve the problem of optimizing the efficiency of existing commercial buildings, special standards have been developed - BREEAM In-Use and LEED O&M. In this article we will dwell on the BREEAM In-Use standard in more detail. It is no secret that the volume of new buildings put into operation is only 1-2 % of the total real estate market volume in both commercial and residential sectors. It turns out that the remaining 98% of the buildings in operation are responsible for the over-expenditure of energy and other resources as well as the negative impact on the environment.
BREEAM In-Use standard was developed in 2009 and has been substantially improved since then. In 2015, a new international version of the standard, BREEAM In-Use International, was released. At present in Russia more than 14 buildings have been certified according to BREEAM In-Use standard, of which only 2 are not office buildings: firstly, Dmitrov Logistics Park industrial site, building A and, secondly, Spartak Stadium. The demand for certification is dictated by the building owners, who strive to meet corporate environmental goals and attract additional attention to the facility.
What are the different versions of standards for buildings in operation?

All versions of the standards for buildings in operation evaluate not only the building itself, but also the operation process. Thus, there are three evaluation categories in BREEAM In-Use:

Part 1 Asset – assessment of the technical condition of the building,
Asset - technical condition - engineering systems condition, facility convenience, transport accessibility, pollution control systems, energy efficiency

Part 2 Building Management – evaluation of building maintenance practices,

Building Management - proactive approach to maintenance, environmental policies for asset management, energy management practice, work with tenants, actual water and energy consumption

Part 3 Organization – evaluation of the operating activities of the company that occupies the building (the tenant).
Organization - Policies to reduce CO 2 emissions from operations, work with suppliers, etc.

All three categories can be evaluated independently of each other, allowing developers to achieve improvements in individual areas. It is very important to understand that assessments in the categories Asset and Building Management are very different: it is impossible to compare buildings that have received a rating, for example Good, on categories Asset and Building Management.

Interesting fact: most buildings, as a rule, without much difficulty reach the level of BREEAM In-Use Good in the category Asset, but there are virtually no objects that have received such a rating in the category Building Management without the introduction of additional measures.

What is the difference between the system of evaluation criteria for new and existing buildings?

When assessing the technical condition of a building, as well as when comparing buildings certified by different systems, it is important to understand the differences between the system of assessment criteria for new and existing buildings. The fact is that there are far fewer individual assessment criteria for BREEAM NC new construction buildings. In addition, these criteria are more detailed and all requirements have to be met 100 % in order to achieve compliance.
