K2 Business Park -
first BREEAM Excellent New Construction project in Russia

All four buildings of the complex received the BREEAM Excellent certificate at the design stage, and recently the final certificate was received at the first stage of construction.
The Business Park became the first building in Russia to receive a BREEAM certificate for new construction at the commissioning stage. The complex is located 2 km along Kaluga highway, in the dynamic New Moscow area. The main idea of the business park concept is to create a new, comfortable, spacious and air-saturated territory for work and development. This idea perfectly matches with the aim of ecological certification of buildings.
During the concept development process, a life-cycle cost study of the building was conducted to identify environmentally and economically viable alternatives for implementation at the design stage, as well as to assess the feasibility of introducing alternative energy sources. The study showed that all types of alternative energy have too long payback period for this facility in business environment in Russia (over 15 years). As a result, the investor decided to install individual low NOx gas boilers for each building.
In the process of designing as one of competitive advantages of a complex the purpose of creation of comfortable conditions for office workers has been considered. All floor plans were designed so as to provide all employees with quality daylight and street views. The ventilation system is designed in accordance with European standards, with the availability of natural ventilation, and thermal comfort is ensured by the optimal location of heaters and the possibility of user control.



During the design phase, energy modelling was applied to develop an optimal layout concept and solutions for engineering systems. Energy modeling has identified design solutions for most buildings that can reduce energy consumption throughout the building's life cycle by 20-30 percent compared to the baseline model (according to ASHRAE 90.1-2010). Significant energy savings are achieved through the use of energy-saving lighting, high thermal conductivity of enclosures, high efficiency boilers, and automation processes. The building is equipped with OTIS Gen2 elevators, which not only save energy through LED lighting and turn off ventilation during downtime, but are also able to generate energy and use it during peak hours.

Measuring the energy consumption of different circuits allows the maintenance service to optimize the energy consumption of different types of consumers (heating, ventilation, air conditioning, lighting, etc.).
Energy efficient LED lighting is used both inside and outside the building. Outdoor lighting is controlled by photocells.
The facility has all the facilities for cyclists - covered bicycle parking next to each entrance, bike lanes, showers, lockers for clothes. Cycling facilities help increase the environmental awareness of building users who choose environmentally friendly modes of transport such as bicycles or mopeds. There is also a shuttle service that allows users to get to the nearest subway and a developed transport plan.

The building is equipped with water fittings (aerators, flow regulators in showers, toilets with double flushing). Water meters are connected to an automatic metering system.
Installed automatic water shut-off systems in public bathrooms reduce the risk of uncontrolled water leakage due to breakdowns in water supply networks. Rainwater is collected from all parking lots and roads of the complex to the local sewerage system, where there is a multi-stage treatment.
Purified rain water from the technical well is used for soft watering.
