South Gate Industrial Park - the largest green building certification project in Russia

On the territory of the South Gate Industrial Park there are 8 BREEAM-certified real estate objects - that is 50% of all certified industrial buildings in Russia. The only warehouse in Russia and in the world certified simultaneously according to LEED (Silver) and BREEAM (Very Good) standards is also located on the territory of the industrial park.
The first phase of construction of the industrial park - building 6ABCDE - received the BREEAM Pass rating in 2011 without additional investments or modifications. All subsequent construction phases were certified to BREEAM Very Good with an additional construction cost increment of up to 4%. During the concept development process, a life-cycle cost assessment was carried out to identify environmentally and economically viable alternatives for implementation in the project. The main difficulty in implementing the project was the lack of professional skills and technology on the market at the time of certification and construction of the first phases. The developer took the initiative and facilitated the training of designers and contractors. Terms of realization of industrial park buildings are tight - for example, several buildings were built in record time (in 6-9 months). The technology of implementation of BREEAM solutions was so well developed that it did not affect in any way the deadlines, which are a critical parameter for such objects.
During the design process, the importance of creating a comfortable environment for office workers of the complex was taken into account. In this regard, all administrative and residential buildings are planned in such a way as to arrange workplaces for most employees overlooking the street.

For heating in warehouses, high efficiency air heating with full recirculation of temperature sensors is used. In summer, the required temperature in the storage rooms is maintained by means of a "thermos" effect (cooling at night). The air is only air-conditioned in the office areas and the warehouse area is equipped with a common ventilation system with a natural inclination. Frequency-controlled pumps are integrated in the heating system.

In the process of designing the facility, energy modeling was performed to determine the optimal planning and engineering systems solutions. Energy modeling has revealed design solutions for most buildings of the complex, which can reduce energy consumption throughout the life cycle of the building by 30-40 percent compared to the basic model (according to standard ASHRAE 90.1-2010). Significant energy savings have been made possible through the use of energy efficient lighting, high heat transfer coefficients in enclosures, and automation.


All buildings of the complex are equipped with water-saving plumbing (aerators, flow regulators in showers, toilets with double flushing). Water meters are installed in the building and are connected to the automatic consumption control system. Thanks to the automatic shut-off systems in the bathrooms, the complex reduces the risks of uncontrolled water leaks due to breakthroughs in water supply networks. Rain water is collected from all parking lots and roads of the complex to local treatment facilities, where it undergoes multi-stage treatment. Purified rainwater from a technical well is used to irrigate landscape gardening.

In order to compensate for the damage caused to biodiversity due to the construction of the complex, an arboretum with a large number of species of local flora is planned to be planted on the territory (up to 260).

Prior to the construction works on the site, land reclamation works were carried out - the land of the former clay pit is used for construction. Now the site is regularly landscaped and planted with various plant species typical for this type of natural zone.

The developer conducts important educational work with designers, contractors and tenants. A "Building User Guide" has been published and made available to tenants, which is designed to provide all building users, including the maintenance service, with the necessary information on the environmental and energy objectives of the complex, which are the basis for the building's engineering systems.
Measuring energy consumption on different circuits allows the operation service to optimize energy consumption for different types of consumers (heating, ventilation, air conditioning, lighting, etc.).

Energy efficient LED lighting is used both inside and outside the building. Outdoor lighting is controlled by photocells. Throughout the certification period, the developer has been studying possibilities for lighting optimization - so for the third phase of construction, presence sensors for storage rooms were started to be used together with T5 generation fluorescent lamps. For the fifth phase of construction, LED lighting technology was introduced, which by that time had become more accessible and of higher quality. All lighting is controlled automatically and manual operation can also be connected.

The facility has all the amenities for cyclists - covered bicycle parking at each entrance to the administration room, bicycle lanes, showers, lockers for clothes. Cyclists' facilities stimulate environmental awareness among building users who choose environmentally friendly modes of transport such as bicycles or mopeds.
